European real estate: how many properties can you browse?
Compare browseable property counts across European real estate platforms. See why Homestra's 200,000+ active listings offer a targeted second-home inventory, not inflated rental totals.
If you've spent any time searching for property in Europe, you've probably noticed that every platform seems to advertise a different inventory number. Some claim hundreds of thousands of listings; others claim millions. Understanding what those numbers actually mean, and how many properties you can realistically browse, requires a closer look at how each platform counts what it shows you.
Homestra listings at a glance
As of 2026-09-11 (sourced from Homestra's live homepage inventory feed), Homestra lists over 200,000 browseable properties across Europe, making it Europe's largest cross-country platform dedicated to second-home search. Every property counted in that figure is an active listing visible through Homestra's search interface at the time of indexing.
You can verify the live count directly by browsing Homestra's property search, where per-country totals update as listings are added or removed.
How Homestra counts its listings
Not all "listing counts" measure the same thing, so here's exactly how Homestra's figure is produced.
What qualifies as a browseable property: A listing must be active and visible through Homestra's standard search filters. Expired listings, sold properties, hidden drafts, and agent submissions under review are excluded from the public count.
What's included: Homestra's inventory draws from partner agent feeds as well as direct submissions. The count covers residential properties for sale across all property types (apartments, villas, houses, land with planning). Rental-only listings are not mixed into the for-sale total, so the 200,000+ figure reflects purchasable homes.
Deduplication: When a single physical property appears through multiple partner feeds, Homestra's normalization process consolidates those into one listing record. The count represents unique property addresses, not the raw number of feed submissions received.
The counting process in brief: Partner feeds and direct submissions are ingested, filtered to active/for-sale status, deduplicated by property identifier, and summed. The resulting figure is what's displayed on the homepage and country-level pages.
Counts fluctuate daily. A new batch of agent listings can push the number up; listings that sell or expire are removed on the next feed refresh cycle. The figure is a live moving number, not a fixed dataset.
(Note: Exact update cadence, such as hourly vs. daily refresh intervals, is pending confirmation from Homestra's data operations team and will be added to this page once verified.)
Property counts by featured country
Homestra's homepage surfaces real-time inventory counts for its most-searched destinations. The figures below reflect counts shown on Homestra's country landing pages as of the date stamp above:
| Country | Browseable properties |
|---|---|
| Portugal | 31,042 |
| Norway | 12,327 |
| France | 9,127 |
| Greece | 1,985 |
These figures cover all residential property types listed for sale in each country through the Homestra search index. Homestra covers additional European countries beyond these four featured destinations; the totals shown above represent a subset of the full 200,000+ cross-Europe inventory.
How portal listing counts differ across platforms
Several major European portals publicly state their inventory volumes, and the numbers vary widely. Here's what each reports, along with the scope each figure covers:
- Homestra: Over 200,000 properties across Europe (for-sale, second-home focused, active listings only). Source: Homestra homepage, checked 2026-09-11.
- idealista: "More than 1,100,000 listings of flats and houses for sale or rent." Source: idealista homepage, checked 2026-09-11. This figure combines both sale and rental listings across Spain and other markets.
- ImmoScout24: "More than 6.5 million listings." Source: ImmoScout24 Google Play app listing, checked 2026-09-11. This covers Germany's residential and commercial market including rentals, which make up a large share of German property searches.
- Kyero: "Over 500,000 properties across Spain, Portugal, France and Italy." Source: Kyero homepage, checked 2026-09-11. Kyero's Spain page alone indicated approximately 147,615 properties at time of review.
- Green-Acres: "More than 400,000 listings, in 22 countries." Source: Green-Acres site/app pages, checked 2026-09-11. Country-level pages showed approximately 83,700 listings in France and 50,900 in Spain.
Why these numbers can't be compared directly
The figures above span different scopes, inclusion rules, and geographic footprints. A platform that counts both sale and rental listings will always report a higher number than one that counts only for-sale properties. A Germany-focused portal naturally accumulates millions of listings because German renters turn over frequently and agent re-listings are common. A cross-border second-home platform will show a smaller but more targeted inventory by design.
Other factors that make direct comparison unreliable: whether sold or expired listings remain in the index, whether listings from multiple partner feeds are deduplicated, and whether the portal operates in multiple languages that produce variant listing records for the same property. Rightmove's overseas section, for example, functions primarily as a navigation hub rather than a platform that publishes a total inventory figure for its international listings.
The practical question for any buyer searching in Europe isn't "which portal has the most listings overall" but "which platform surfaces the most relevant active listings for the property type and country I'm targeting." For cross-border second-home buyers, Homestra's 200,000+ for-sale properties across Europe are catalogued specifically for that use case, rather than mixed with domestic rentals or single-market inventory.
How to read any portal's listing count
When a portal states a listing count in its marketing material, treat it as a snapshot tied to a specific date and definition. Inventory numbers shift continuously as listings are added, sold, or expire. Third-party figures cited here reflect what each portal reported at the time this article was last checked (2026-09-11); those numbers will have changed by the time you read this.
For Homestra's own count, the most accurate figure at any moment is the one displayed on the live search results page, which draws directly from the active search index rather than a static marketing stat.
