Description

This stone house for sale in Umbria sits near Monteleone d'Orvieto on 1.7 hectares, with five bedrooms, a separate annexe and a shared pool. It is one half of a semi-detached stone building in a small country complex, surrounded by rolling hills and old cypress trees. The asking price is €490,000, and the house is in good condition, so it is one to use rather than a project to plan around.

The Main House: Brick Arches, Beams and a Big Fireplace

The ground floor is one open-plan reception room. Exposed brick arches divide it into living areas, with wooden beamed ceilings overhead and terracotta floors underfoot. A large masonry fireplace anchors the room, the kind you light in October and gather around until spring. The rustic kitchen and dining area run into the same space, so whoever is cooking stays part of the conversation.

Upstairs are four double bedrooms and two bathrooms. Wide windows face the Umbrian countryside, so you wake up to hills and cypress trees rather than a neighbour's wall.

The Annexe, the Garden and 17,400 m² of Land

A few steps from the main house stands a self-contained annexe. It has a sitting room with a fireplace and exposed timber trusses, a kitchen with a traditional wood-fired oven, one double bedroom and a bathroom. Guests get their own door and real privacy. Alternatively, the annexe can be let separately, which suits a holiday home in Umbria that should help cover its own costs.

The plot totals 17,400 m², roughly 1.7 hectares. It includes a private garden, a small olive grove and an area of woodland. The in-ground swimming pool is shared with only one other unit, and the park and access driveway are common to the complex.

Heating comes from an independent LPG system with radiators, and there is air conditioning for both heating and cooling. Water is from the municipal supply, electricity is connected and so is the internet. Wastewater goes to an Imhoff tank, a common setup for rural Italian homes. Ask about the emptying and maintenance routine when you visit.

Living Near Monteleone d'Orvieto

The village of Monteleone d'Orvieto is a few minutes away. That is where you go for morning coffee, a simple lunch and everyday errands. Orvieto, with its famous cathedral and its Etruscan and medieval streets, is about 30 minutes by car. The Monte Peglia nature reserve is around 25 minutes away for walks and picnics, and Golf Club Antognolla is about 20 minutes. Lake Trasimeno is also within easy reach for a day out. Families should note that I.C. Orvieto school is about 30 minutes from the house.

This part of Umbria has hot, dry summers and cooler winters. That makes the pool and the air conditioning useful in July, and the fireplaces and radiators welcome in January.

Getting There: Airports and Drive Times

Perugia San Francesco d'Assisi – Umbria International Airport is about 45 minutes away by car. Orvieto railway station is about 30 minutes away, which gives you train connections to other Italian cities. You will want a car for daily life here, as is normal for a country home.

Buying a Second Home in Italy

Because this is a semi-detached house within a shared complex, ask your lawyer to check the rights and costs attached to the pool, the park and the driveway. A notary handles the purchase in Italy. If you plan to let the annexe or the whole property to holiday guests, confirm the local registration and licence requirements first.

This house for sale in Massarosa sits in the Quiesa hills with a pool, 70 olive trees and views over Lake Massaciuccoli toward the sea. Renovated in 2020, it is a 191 m² country house on 2,299 m² of terraced land, about 25 minutes from Lucca and 40 from Pisa airport. The layout is unusual and useful. The house runs over two levels, each with its own front door, so you can live in one and host in the other, or let one floor while keeping the second for yourself. If you would rather have a single large home, the two floors can be joined. ### The House: Two Floors, Two Entrances The upper floor is where you will probably spend your mornings. It has a living room with a reading corner, a kitchenette, a bathroom with a window and a shower, and a double bedroom with windows on two sides, so you get both sunrise and sunset. The windows are oriented toward the landscape, and the views follow you from room to room. Downstairs there is a generous open-plan living area with an open kitchen, a second double bedroom and another bathroom with a window and shower. It works as a guest apartment, a space for extended family, or a self-contained holiday let. The renovation kept the Tuscan character. You will find exposed wooden beams, wood and lime flooring and handcrafted double-glazed windows. The condition is good, so this is a house to move into rather than a project to plan. ### Pool, Terraces and Olive Grove Most of the living happens outside. Several covered terraces give you shade for long lunches, and the terraced gardens are framed by Mediterranean planting. The panoramic pool has a wooden sun deck and looks out over the same valley and lake view as the house. The land is practical as well as pleasant. A recently built p ... click here to read more

Pull up to Casale Al Vento on a Saturday morning in early October and you'll understand immediately why people come to this corner of Umbria and never quite manage to leave. The air carries wood smoke from a neighbor's chimney somewhere beyond the tree line, the hills are turning amber and rust, and the stone facade of this 1800s farmhouse glows warm gold in the morning light. It's the kind of place that makes your shoulders drop the moment you step out of the car. Built in the early nineteenth century as a working farm complex, this 242-square-meter country house between Città della Pieve and Lake Trasimeno has been carefully converted into four self-contained one-bedroom units across two floors — preserving every original detail worth keeping while adding the comfort that makes a property livable year-round. Rough-cut stone facades with brick inserts, arched openings, original terracotta tile roofing, exposed wooden beam ceilings on the ground floor. The bones of this place are extraordinary, and the renovation understood that. Nothing has been over-polished. It still feels like Umbria, not a hotel lobby. Each of the four units — two downstairs, two up — follows the same generous layout: a living room with an open kitchen, one bedroom, one bathroom. Terracotta floors throughout. Wooden window frames with double glazing and mosquito nets, which matter more than you'd think when July evenings beg for open windows. The courtyard outside spans nearly 2,000 square meters, currently unlandscaped and waiting — a rare opportunity to shape an outdoor space entirely to your own vision. Gravel paths, a pergola dripping with wisteria, a long table for twelve under the open sky. The canvas is blank. Città della Pieve sits just a ... click here to read more

CDP2941 - Casale Al Vento classic stone house, Città della Pieve

Stand in the upper loggia on a September morning and the valley below is completely still. The olive trees — some of them pushing four hundred years old — hold the early mist. Down the hill, Piegaro's medieval bell tower catches the first light. There's no traffic noise, no neighbors in sight, just the faint rustle of leaves and the smell of dry stone warming up. This is what you actually came to Umbria for. This 17th-century stone farmhouse in Piegaro, in the Perugia province of Umbria, sits on roughly 1.41 acres of land near the border where Umbria quietly slides into Tuscany. At 278 square meters spread across two levels, the main residence is currently divided into three independent apartments — a setup that gives future owners real flexibility, whether the goal is a single grand private home, a mix of personal use and rental income, or a small boutique relais. Two detached agricultural outbuildings add further potential that most comparable properties simply don't have. Inside, the building reads like a physical record of the 1600s. Exposed wooden ceiling beams, deep-set terracotta floors worn smooth by centuries of use, rustic brick fireplaces that dominate their rooms without apology — none of this was installed to look authentic, it is authentic. Five bedrooms and three bathrooms occupy the first floor, each space carrying the proportions and light you only find in buildings that predate the concept of cost-cutting. The lower level holds former stables, storage cellars, and woodsheds, spaces that smell of old timber and cool earth, and that could become wine cellars, a studio, or atmospheric entertaining rooms with the right vision applied. The ivy-covered natural stone façade and the aged brick loggias aren't ... click here to read more

Sunday morning in Lunigiana has a particular quality of stillness. You're standing on the panoramic terrace with a coffee, watching the morning mist lift off the valley below, and the only sound is the occasional clink of the wind chime near the pergola. This is the unhurried version of Tuscany that most visitors never find — not the tour-bus Tuscany of Siena and San Gimignano, but the raw, green, slightly medieval Lunigiana, where the Magra and Aulella rivers cut through chestnut forests and the villages still celebrate the Festa della Lumaca every summer like it's the most important event on the calendar. Because here, it is. This three-bedroom detached villa sits on a private hillside just outside Aulla, a small town in the northernmost tip of Tuscany where the region bumps into Liguria and Emilia-Romagna. The position is everything. Around 2,000 square metres of private grounds wrap the house, and the views over the valley are the kind that stop you mid-sentence when you step outside. Private, elevated, genuinely quiet — yet Aulla itself is a five-minute drive, the A15 autostrada puts La Spezia on the coast within 45 minutes, and Pisa's international airport is roughly 90 minutes south on the A12. The Cinque Terre? An hour by car, or take the train from Aulla's station directly to Monterosso and skip the motorway entirely. The house is arranged across two floors, and at 120 square metres it's the right size — generous enough for a family or a group of friends, compact enough that it doesn't become a maintenance project. Ground floor living revolves around a proper sitting room with a fireplace, the kind that earns its keep between October and March when Lunigiana gets cold and moody in the best possible way. Picture yourself stepping through the arched loggia of your own Tuscan farmhouse as the morning sun filters through ancient olive trees, the scent of rosemary drifting up from terraced gardens below. This is the rhythm of life that awaits in this authentic 4-bedroom country house, where 6 acres of productive land stretch toward vine-covered hills and medieval towers rise in the distance. Here, between the thermal springs of Casciana Terme and the walled village of Lari, you've discovered the Tuscany that exists beyond the postcards—a place where neighbors still press their own olive oil and Sunday markets overflow with porcini mushrooms and pecorino cheese aged in local caves. This meticulously renovated 282-square-meter home represents everything international buyers seek in a European vacation property: authentic architecture preserved with respect, modern comfort integrated thoughtfully, and a location that balances genuine rural tranquility with practical accessibility. The estate sits just 600 meters from village amenities—close enough for morning cappuccino and fresh bread, distant enough that your soundtrack remains birdsong and rustling leaves rather than traffic. The 35-minute drive to Pisa International Airport eliminates the anxiety of complicated travel logistics, while positioning you within an hour's radius of Florence, Lucca, San Gimignano, and the Tyrrhenian coast. The property's design tells the story of Tuscan agricultural heritage transformed for contemporary living. On the ground floor, where livestock once sheltered, you'll find expansive living spaces that flow naturally from the traditional loggia—complete with wood-fired pizza oven that becomes the heart of summer gatherings. The morning light in this part of Umbria does something you won't forget. It comes in low from the east, rolling over the valley in long gold sheets, and by the time you're standing at the first-floor kitchen window with an espresso, the hills between Città della Pieve and the Tuscan border are already glowing. No traffic noise. Just wind through the olives, and maybe a distant tractor. This is the pace of life this farmhouse has held for generations — and for the right buyer, it's the foundation of something remarkable. Situated roughly 9.5 kilometres from the historic walled town of Città della Pieve, the property sits along an unpaved lane that keeps it genuinely private. That 1.5-kilometre approach road is not a drawback — it's a filter. It means your nearest neighbour isn't visible, your garden isn't overlooked, and the only sounds drifting through open windows on a June evening are cicadas. The views face predominantly east-south, sweeping across undulating farmland and wooded ridgelines that have changed very little in two hundred years. The farmhouse itself is divided across two levels, totalling 117 square metres of residential space. The ground floor holds a generous 67-square-metre storage area — thick stone walls, original structural features, direct connection to the garden — that reads immediately as a future living room, studio, or open-plan kitchen-diner. The kind of space an architect gets excited about. Upstairs, a 50-square-metre apartment is already functioning: two bedrooms, a kitchen, a bathroom. It's simple, honest, nothing fancy — but it works as-is while renovation plans take shape, which matters enormously when you're managing a project from abroad. The real story, though, is what surrounds t ... click here to read more
