Description
Step outside at seven in the morning and the air already carries something — woodsmoke from a neighbor's chimney, the faint sweetness of orange blossom, the sound of absolutely nothing else. That's Estoi. A hilltop village in the Algarve interior that most visitors drive straight past on their way to the coast, and which rewards anyone who stops with something rare: actual quiet, actual countryside, and a pace of life that the beach towns lost sometime in the nineties.
This is a proper quinta. Not a villa that someone's decided to call a quinta for marketing purposes — a real, working estate that has been welcoming guests for more than 25 years. The whitewashed walls, the terracotta rooftiles, the cobbled paths winding between fruit trees and bougainvillea: none of it was installed to look authentic. It just is.
Seven bedrooms are spread across four distinct structures. The main house has two bedrooms, a full bathroom, a generous living and dining room, a fitted kitchen, and a covered terrace where a barbecue sits ready beneath a vine-draped pergola. You eat outside here for about nine months of the year without thinking twice about it. Then there are three independent guest cottages: The Quinta, with two bedrooms, its own kitchen, living and dining rooms, and a rooftop terrace that catches partial sea views out toward the coast; Casa Avós, which has a mezzanine en-suite bedroom, a kitchen-diner, a sitting room, and a private patio screened by mature planting; and The Granja, an intimate studio-style space with its own kitchen and dining area. Each one is genuinely self-contained. Guests — or family members, depending on how you're using the place — have real privacy.
The saltwater pool sits at 5 by 10 metres, which is big enough to actually swim in rather than just stand around looking at. Sunbathing terraces fan out around it. Shade comes from palm trees and sprawling bougainvillea rather than from umbrellas you have to keep moving. Almond, lemon, orange, tangerine, peach and plum trees are scattered through the grounds — in late winter, the almond blossom turns the whole garden pink and white, and it's one of those things you photograph and then realize photographs don't quite get it. There's a table tennis table, a swing, a small play area for children, and multiple separate seating spots positioned around the property so that a group of twelve people could all find their own corner and not feel like they're on top of each other.
Inside, the character comes from the right things — terracotta floors worn smooth over decades, rustic fireplaces in the main rooms, an eclectic collection of artworks gathered over 25-plus years of hosting guests from across Europe. The fireplaces aren't decorative. From November through February, the hills around Estoi get genuinely cool in the evenings, and having a real fire going while the pool sits perfectly still outside and the stars are the only thing visible for miles is the kind of thing people buy property in the Algarve hoping to find, and rarely do.
The village of Estoi itself is worth understanding. It's home to one of the Algarve's most underrated attractions — the Palácio de Estoi, an 18th-century rococo palace with azulejo-tiled terraces and fountain gardens that would be absolutely mobbed if it were closer to the coast. It isn't, so it stays quietly extraordinary. A 10-minute walk from the quinta. Down in the lower village, the small market square hosts a weekly market where local farmers sell vegetables, honey, almonds and cheeses. The kind of market that hasn't been curated for tourists.
Fifteen minutes from Faro Airport — which has direct connections to London, Amsterdam, Brussels, Frankfurt, Dublin and most major European cities — this property is genuinely easy to reach. You land, collect the car, and you're pulling through the quinta's gates before the jet lag even kicks in. Olhão and its barrier island beaches at Ilha da Culatra and Ilha da Armona are about 20 minutes by car; the ferry crossing takes another 15, and you arrive at beaches long enough that you can always find your own stretch of sand. Faro's old city — the walled Cidade Velha, the cathedral, the bone chapel at the Igreja do Carmo — is half an hour away. Tavira, arguably the most intact traditional town in the eastern Algarve, is around 35 minutes. The golf resorts of Quinta do Lago and Vale do Lobo sit roughly the same distance in the other direction if that's relevant to your plans or your guests'.
From a practical standpoint, the property carries an Energy Rating of B-, which reflects meaningful investment in energy efficiency for a building of this age and size. The 144 square metres of built area across the structures is supplemented substantially by the outdoor living space — covered terraces, barbecue zones, poolside areas — so the lived footprint is considerably larger than the technical figure suggests.
For international buyers, Portugal's legal framework for property ownership is well-established and straightforward. The country has no restrictions on non-EU buyers purchasing property, and the Algarve in particular has an extensive network of bilingual solicitors and notaries experienced in cross-border transactions. The NHR (Non-Habitual Resident) tax regime — while modified in recent years — still offers meaningful advantages depending on your tax residency situation, and is worth exploring with a qualified Portuguese tax advisor early in the process.
The rental picture here is genuinely strong. The quinta already has an operating hospitality track record of more than 25 years, which means established reviews, returning guests, and a business framework that a new owner could step into rather than build from scratch. The Algarve's rental season runs long — typically March through November — with the shoulder months of May, June, September and October often commanding rates close to peak summer pricing while being far easier to staff and manage. A property with multiple independent units also offers flexibility: rent all four structures simultaneously for maximum income, or keep the main house for personal use while the cottages generate returns. That kind of operational flexibility is rare at this price point.

Get in touch with the team at Homestra to arrange a private viewing. Properties like this one — with the history, the grounds, the independence across multiple structures, and this kind of proximity to Faro — don't come back onto the market often. Come and walk the cobbled paths yourself. The orange trees are usually the thing that closes it.
