Description

This 3-bedroom villa for sale in Bellapais, Kyrenia, sits on a cliffside with sea, mountain and Bellapais Abbey views from the largest bedroom terrace. It is an older house, built in the 1960s and renovated in 2006, and it keeps its stone floors, its fireplace and the proportions of a traditional Cypriot home. If you want sharp new-build finishes, this is not the one. If you want a house with a past, a short walk from the abbey, keep reading.

The House and Its Layout

You come in through a wide entrance hall with traditional stone flooring. It is bigger than most hallways you will see, and it sets the tone straight away. From there the ground floor splits sensibly: lounge, fitted kitchen, a family bathroom and the door to the rear terrace.

The lounge has a fireplace, which matters more than it sounds. Winters in the Kyrenia hills are mild but they do get damp and cool, and an evening with a fire is part of the appeal of a house like this. In summer you have air conditioning and ceiling fans.

Upstairs, reached by stairs from the rear terrace, are three bedrooms and a guest bathroom. The house has about 120 m² of internal space and is sold furnished, so you could arrive with a suitcase rather than a removal van. There is also a storage cellar, handy for the things a second home always collects.

Terraces, Sea Views and the Antique Water Tank

In total there are about 25 m² of terrace and balcony. The rear terrace is private and sheltered, a good place for lunch out of the wind. It also holds the oddest feature of the house: an antique water tank. With proper restoration and adaptation it could become a traditional-style jacuzzi, although that is an idea, not something that exists today.

The best spot is the terrace off the largest bedroom. Morning coffee here faces the Mediterranean, the mountains and the abbey. The cliffside position is the reason the outlook is so open.

The plot is around 400 m², so this is a village house with some outdoor room, not an estate.

Living in Bellapais, Above Kyrenia

Bellapais is one of the best-known villages on the northern coast of Cyprus. Bellapais Abbey, the ruined Gothic monastery that gives the village its name, is within walking distance of this house. Lawrence Durrell lived here in the 1950s and wrote about it in Bitter Lemons, and the village still draws visitors for its cafés and its slow pace.

For daily needs you drop down to Kyrenia (Girne), about 10 to 15 minutes by car. The old harbour, the castle and the restaurants along the waterfront are there, and the Five Finger Mountains run along the ridge behind you. Anyone looking at a house for sale in Kyrenia who wants a quieter address than the town itself will find Bellapais a sensible compromise.

Getting There: Airports and Drive Times

The nearest airport for most visitors is Ercan (Tymbou), roughly 45 minutes to an hour away by road depending on traffic. Nicosia is about 40 minutes over the mountain pass. Once you are in the village, the abbey is on foot and Kyrenia is a short drive, so a car is useful but not an all-day necessity.

For a second home in Northern Cyprus, a house like this works well as a lock-up-and-leave base: furnished, with a cellar for storage and no large garden to keep up. Check local rental rules with a lawyer if you are thinking about holiday lets.
