Alright, as a bussy agent for a large global real estate group, I’m gonna walk you thru this property in Bilzen-Hoeselt, Belgium (Bosstraat 26) – and just to let you know, I get a lot of interest from overseas and expat clients, so I’ll give you a fair idea what it’s actually like living around here too, not just what’s inside the walls. There’s a lot to cover, so let’s get to it.
First of all, this house is a semi-detached, so you do have neighbours on one side, just so you know. The street is very quiet, tucked away in Rosmeer which is more of a village feel than a proper city, so you’re not gonna see heavy traffic out front or hear any nightlife at 2 am. Both bathrooms are real bathrooms – not the after-thought Belgian “1.5 baths” you sometimes see here. Downstairs has a big walk-in shower, upstairs has a tub, and both include toilets. Bedrooms are fairly large (not cramped box rooms), both upstairs, one with its own dressing room – ideal if you need wardrobe space or want to keep clutter away. Flooring up here is also laminate, so again, pretty practical.
Most expats or international families ask about working from home or needing extra space. Here, you’ve got a big attic (50 m²!) that’s insulated already, so you could close that off into a separate office, playroom, or storage – easy to make it your own.
Eco-stuff here is well above average: 18 solar panels, new insulated roof, floor/roof insulation, double glazing, a heat pump – so the energy label is B, which is good for Belgian property. Bills should be on the lower end, for sure.
Living in Bilzen-Hoeselt? You’re in easy reach of Bilzen (small city with some shops, restaurants, supermarkets), Hasselt (bigger for shopping, cafés, museums, direct train to Brussels and Antwerp too), and Tongeren, which is the oldest city in Belgium with a big Sunday antiques market. People here are friendly, most speak decent English, though learning Dutch for day-to-day life is advised – schools are good and safe. If you have kids, there are both public and private schools in the area, plus afterschool clubs. If you commute – roads are decent, motorway access is 10-15 minutes max. Leisure: cycling is massive in Limburg, there’s plenty of walking trails, nature reserves – and a few golf courses not too far, if that’s your thing.
Climate? Belgian weather is mixed: winters are damp and grey, summers can get hot (20-30 degrees C), but the garden here with the swimming pond will be a serious plus on those rare hot days.
Living in a house here: you can grow your own veg if you want, you will have privacy but also neighbours close if you need help. You'll have to maintain the garden (most do it themselves or hire a gardener, up to you), keep an eye on some technical stuff like the pellet stove or solar panels, but nothing extreme.
